Part 2 – The Preparation Process

When we begin to focus on what we need to do to get the highest price for the Inland Empire probate real estate or trust home, with the most value, leading to the biggest return, we start by thinking about what differentiates this Inland Empire probate real estate or trust home from the competition. This is an important step, because no one sells in a vacuum.

That is the goal, to allow each buyer to fall in love with a house by seeing themselves living there.
There are three parts to the Room-By-Room Review:

Clean – Repair – De-clutter – Depersonalize
We make time to go through the home with you, the executor, administrator or trustee, inside and out. We look at each room and what is currently in it. Then we look at how to make the rooms stand out from the competition. You decide, as we go through – are you going to:
Allow family members and friends take cherished items?
Give away?
Throw away?
Doing this for each room opens up the space, allowing us to stage, and to create the desired effect we want in each room. It is important to note that often times we want to keep some of the furniture to use for staging the property.

Through the Eye of the Camera
In the first part of our Room-By-Room Review we’re considering an eye on how we can create more of a blank canvas, and definitely a neutral canvas to be able to tell the story of the probate real estate and trust house.
We know that when we get the probate real estate and trust home ready for market, it will be online through photos and the camera will not edit it.
Pre-Listing Inspection
Next, we are looking for what needs to be fixed or repaired.
