When Brad’s mother passed, as her only child, Brad was the single beneficiary of her estate. He lived out of the area, and when he came for her celebration of life, he discovered that an unrelated person and his girlfriend had moved into his mother’s home.

When Brad was introduced to us to help with an eviction process, we discovered that the people in his mother’s home had been intercepting her mail, including the notice of the probate hearing, and boldly appeared to contest Brad being the administrator. After protesting his appointment, the hearing was pushed back three months, giving squatters extra time to occupy this house without having to pay a dime. With the help of an eviction attorney, we got through the eviction process six months later. Brad was unable to make the mortgage payments, but we intervened with the lender and negotiated a hold on foreclosure.

Our guidance on repairs to have a successful sale and increase of the net proceeds was appreciated. We negotiated the $20,000 repair expense to be paid at closing. Since we went through the process of repairing the damaged home to appeal to traditional buyers, it sold for $95,000 more than the investor cash offers.
