Many folks are wondering if it’s safe for them to sell their homes during the pandemic. To be sure, COVID-19 has changed the real estate process, but how? Today I’ll discuss a few key changes and how that impacts sellers in our market.

One major area that has changed is that we have new required forms from the California Association of Realtors (CAR). Attorneys from this group have drafted these forms to take into consideration the protection of all parties during the time of coronavirus. So what impact will they have on the sale of your home?

1. There is an optional addendum that will keep everyone informed about the timelines throughout the process.
2. There is a notice of unforeseen circumstances. For instance, your movers can’t move you into a certain state because of a lockdown.

3. There is a listing agreement addendum that states that you’re not ill and that you’re comfortable with people coming to your home for showings.
4. There’s also a property entry evaluation addendum that states that you’re aware of the coronavirus, confirms you’re not ill, and states that the seller is okay with you coming into their home.
