A cash offer can look straightforward on paper.

For an executor responsible for inherited property, however, the important question is not simply, “Is this a cash offer?”

It is, “What exactly are the terms, responsibilities, and alternatives?”

When evaluating an investor offer on inherited property in Hesperia, California, I would want the responsible party to understand several things before making a decision:

• What exactly is being offered, and what does the written agreement require?

• What contingencies or conditions are attached to the offer?

• What property condition is the buyer agreeing to accept?

• What cleanout, repair, access, or other responsibilities remain with the estate?

• What is the proposed timeline, and what could affect it?

• What documentation supports the buyer’s ability to complete the transaction?

• What reasonable alternatives should be compared before a decision is made?
