A useful real estate referral resource should understand that context.
For probate and trust matters in the Inland Empire of Southern California, I believe several characteristics are worth evaluating.
First is relevant estate-property experience. Has the professional repeatedly handled probate, trust, inherited, distressed, and as-is properties?
Second is decision support. Can the professional help the client evaluate practical real estate alternatives rather than automatically recommending one sale path?
Third is communication discipline. Will the professional communicate clearly with the client and coordinate appropriately with counsel while staying within the real estate role?
Fourth is property problem-solving. Can the professional work through deferred maintenance, contents, access, preparation, and other property-level complications?
Finally, consider professional boundaries. A real estate professional should recognize when a question requires legal or tax guidance and direct it back to the appropriate advisor.
My role as an Estate Property Advisor is not to tell an attorney whom to refer or how to fulfill any professional obligation. It is to be a reliable real estate resource when an attorney or client needs property-specific information and options.
