After 16+ Years Specializing in Probate and Trust Sales, Here Is What I Think Matters

One of the most important things I have learned from estate-property work is that the person responsible for the property often needs clarity before they need marketing.

I have more than 24 years of residential real estate experience, including more than 16 years specializing in probate and trust matters and more than 230 probate and trust property sales.

Those transactions have included distressed and as-is estate properties as well as homes where other sale strategies needed to be evaluated.

In the Inland Empire, I have seen why relevant experience matters.

The real estate professional needs to be able to look at the property, understand the practical issues, explain available real estate options, communicate with the people involved, and help the responsible party move toward a decision.

That is different from assuming every property should follow the same preparation-and-listing routine.

My approach is to help decision-makers compare the paths before selecting one.

For an executor administrator, or trustee, a useful interview question may therefore be:

“Tell me how you evaluate an inherited property before recommending how it should be sold.”

The answer can tell you a great deal about whether someone has a repeatable estate-property process or is simply applying a standard residential sales approach.
