One of the first questions families face after inheriting a home is also one of the hardest:

What should we actually do with the property?

The best place to start is not by choosing between repairing, listing, selling as-is, or considering an investor offer.

It is by organizing the facts that affect the decision.

When I help families with inherited property in Apple Valley, California, I encourage them to look at five areas:

1.     Property condition. What does the home need today, and what would be involved in preparing it for a particular sale strategy?

2.     Estate objectives. What are the family, executor, administrator, or personal representative trying to accomplish with the property?

3.     Timeline. Are there practical deadlines or circumstances affecting how long the estate wants to manage the home?

4.     Responsibilities. Who will handle cleanout, repairs, contractors, utilities, maintenance, access, and ongoing property issues?

5.     Financial considerations. What expenses and obligations are associated with each realistic option?
