Are you in a position where you need to sell your home quickly? Maybe your life is on the verge of a big change such as a new job, divorce, or illness. Today I’ll share some tips that will help you make that happen.

1. Lower the price. Be careful here; don’t leave too much money on the table instead of in your pocket. Price reductions need to be evaluated carefully by looking at the market and establishing value 1% to 2% below your home’s market value. This will let buyers know that you have a property with value worth seeing, attracting more activity often with higher results than expected.

It only takes one interested person to be able to sell your home, so you don’t want to exempt anyone from seeing it—even if it’s inconvenient to you.

 

2. Declutter. Get rid of all the excess stuff that tends to build up in your home over time. On the other hand, if your house is empty, you’ll need staging to bring out a warm, welcoming feel in your home.

3. Be flexible with showings. It only takes one interested person to be able to sell your home, so you don’t want to exempt anyone from seeing it—even if it’s inconvenient to you.

4. Offer an incentive. For example, offering a certain dollar amount towards the buyer’s closing costs with a full price offer could help make your listing more attractive to buyers. Offering something else of value, like a vacation timeshare, might also do the trick.
